Maida Vale is a mainly residential area in west London located between St John's Wood and the Edgware Road with it's most southern part linking to the Paddington Basin, at the junction of two canals and known as Little Venice. Large villas, many stucco fronted and converted into flats, are located in a property estate owned until the mid-eighties by the Church and surrounding some of the most beautiful large communal gardens in London. These 'amenity gardens' are protected from development, well tended with mature shrubs and extensive lawns for the use of the surrounding property residents. Further along the A5 going north, the red brick Mansion blocks prevail with many backing onto the communal gardens and having access to delightful walks and the Paddington Sports Ground and walks, where Roger Banister broke the record for the 1 minute mile, Queens Park leading into Kilburn is the next up and coming area as affordability pushes the property market slightly further out, This area has a good number of renovation and extending opportunities. As well as affordability, the improving rail links due in 2018 to Cambridge and Peterborough, and the route to Sevenoaks via Elephant & Castle from West Hampstead are a further driving factor for this area.
