The Lemon Tree Company offers a buyer focused property finding service. We are variously described as buying agents or source consultants. Property finding is essentially an added value service – even after our fees, where competitive purchase prices can be obtained by knowing the marketplace and who to go-to for the best deals. Using our knowledge of the areas where we regularly work, and hunt out the deals, looking in locations where we think the next ‘hot spot’ is likely to be and which are the best locations there. Always location, location, location, knowing the area, even which side of the street or which side of a junction, is key in assessing potential value. For investment property purchases, we check out which areas and properties produce the best rents – communication and transport links being major considerations; for developers, we look at the finished site viability to assess where they’ll be able to build out good properties to sell and make their profit margin.
